Know the Mountain Before You Buy

Powder Mountain is more complex than it looks on a map. The access structure, the terrain division between public and private, the neighborhoods and which slopes they sit on — this is the context that turns a property search into a good decision.

Public Mountain vs. Powder Haven

The single most important distinction at Powder Mountain.

Public Mountain
Day ticket access. Lifts include Sundown, Timberline, and Lightning Ridge on the Powder West side. Terrain is legitimately excellent — this is still a top-10 US ski destination on the public side alone. Properties in Moonridge, Sundown condos, Columbine Inn, and Powder 11 access this terrain.

Powder Haven — Private Side
7,000+ private acres accessible only to Powder Haven members. Separate lift infrastructure. The private mountain begins above and behind the public terrain and extends into some of the most remote, consistently deep snow on the Wasatch. Properties in Overlook, Prado, Copper Crest, Horizon Cabins, and Shelter Hill access this terrain.

You cannot buy a property on the public side and access the private mountain. The distinction is real and the price differential reflects it.

Cat Skiing

Powder Haven members have access to guided snowcat skiing into terrain that no lift serves — remote bowls, north-facing trees, the kind of terrain that holds powder for days after a storm. It operates within the private mountain area and is one of the features that makes Powder Haven genuinely different from any other ski community in Utah.

Terrain Character by Neighborhood

Overlook: Sits on the ridge above the private terrain. Morning sun on the home sites, views into the private mountain. Ski access into Powder Haven below.

Prado: Mid-mountain, sheltered by terrain on the north side. One of the better powder-holding positions in the development.

Copper Crest: Upper development, exposed views, access to upper Powder Haven terrain.

Public side communities: Generally lower elevation, closer to the base facilities. Ski convenience over snow depth.

The Membership Structure

Powder Haven properties include access to Powder Haven membership, which covers the private mountain skiing. There are HOA fees associated with the private mountain access — these vary by neighborhood and phase. Jesse can walk through the specifics for any property you're considering.
